Services
What we take on
Entry and common-area refreshes
New planting, walkways and planters at entries, pools, clubhouses and common greens, built as one landscape project.
Lawn to drought-tolerant conversions
Non-functional turf replaced with lower-water planting, drip irrigation and permeable paths, planned around the rebate rules when the property qualifies.
Irrigation upgrades
Drip conversions, new zones and smart controllers, tested and mapped when we finish.
Walls, planters and seat walls
Retaining, planter and seat walls with real footings and drainage, as part of landscape work. Engineered walls are built to an engineer's plans with permits.
Paver, walkway and planter replacement
Lifted or worn walkways and planters replaced within landscape work, scheduled around residents and guests.
Annual landscape care agreements
Irrigation checks, planting refreshes and hardscape upkeep on a set schedule, priced per year in writing.
We do not offer outdoor kitchens or fireplaces for commercial properties. Our care agreements do not include pesticide or herbicide application.
AB 1572
The non-functional turf deadlines are coming
Verified Oct 2026
California's AB 1572 (Water Code 10608.14) bans watering non-functional turf with drinking water at commercial, industrial and institutional properties, including hotels and office parks, starting January 1, 2028. HOA and common-interest-development common areas follow on January 1, 2029.
Non-functional turf is grass that is only decorative, such as mowed grass in parking lots, along streets and in fenced-off areas. For hotels and office parks that means converting by the end of 2027; HOA common areas have until the end of 2028.
In Thousand Oaks, the city already bans watering non-functional turf on HOA common areas and commercial properties with drinking water.

SoCal WaterSmart
Rebates for managed properties
Verified Oct 2026
Metropolitan Water District's SoCal WaterSmart program funds non-residential turf replacement, including HOA common areas. The rate per square foot changes with funding, so check the program page for the current amount before you plan around it.
The order matters: assess the turf, apply and get approval before any work, build within the program's deadline, then close out with photos. We plan the schedule around those steps.
Ventura, Ojai, Santa Paula and Fillmore are outside the Metropolitan service area and have their own programs. See our service-area pages.
- Assess the turf and irrigation
- Apply and get approval before work
- Build within the program deadline
- Close out with photos and paperwork

Process
How we work with managers and boards
Bid walk
We walk the property with the manager or engineering lead and note scope, access, hours and resident or guest areas.
Itemized proposal
A written scope with line items, alternates and a site map, ready for a board packet.
Scheduled build
Work scheduled around residents and guests, with notice before work near units or guest areas.
Photo updates
Progress photos from the job, then a final walk and a closeout packet: irrigation map, rebate photos and warranty terms.
Vendor file

Questions
Things people ask before they call.
Do you offer year-round maintenance?
We offer annual landscape care agreements that cover irrigation checks, planting refreshes and hardscape upkeep. They are scoped and priced per property. Our agreements do not include pesticide or herbicide application; if your property needs that, it is handled by a licensed pest control business.
Can you help us meet the AB 1572 turf deadline?
Yes. We replace non-functional turf with lower-water planting, drip irrigation and permeable paths, and we plan around the rebate program's approval steps.
Do you build outdoor kitchens or fire features for HOAs or hotels?
No. Outdoor kitchens and fireplaces are something we build for homes only.
Do you use subcontractors?
Our own crew does the landscape and hardscape work. Electrical connections are coordinated with appropriately licensed trades.
Can you work around residents and guests?
Yes. We agree work hours and areas with the manager before we start and give notice before work near units or guest areas.
What insurance documents can you provide?
Our CSLB license and workers' compensation certificate are part of our vendor packet. Ask the office for the current documents your management company needs.
Let's walk the property.
Pick whichever is easiest. The office answers calls and texts Mon to Fri 7 AM to 5 PM and Sat 8 AM to 2 PM.
